Able to navigate and easily understand global initiatives and implementation through capital investments.

Oversee internal project teams, planners and provide leadership to bridge between planning and construction teams and ensure project outcomes, goals and objectives are achieved. Manage project manager(s) assignments and performance related to quality, budget and schedule.

Manage various scales of new construction and renovation projects (scale of projects varies $5K-$5M) and oversees multiple consultants/project teams.

Oversee and perform activities from initial, programming, planning, design through construction and occupancy, project close out.

Assist transition team activities thru to post occupancy review and modifications to physical environment.

KeyResponsibilities include:

  • Coordinates and manages pre-design andpre-construction activities engaging stakeholders including support, ancillaryand logistical operations and activities with other COH departments as requiredto prepare for project implementation. Such as but limited to:

  • Evaluating client and customer requirements andmakes appropriate design recommendations.

  • Evaluating space, furniture and equipmentrequirements and makes design recommendations.

  • Purchasing FF&E

  • Bidding andcontracting for services including construction and relocation services

  • Acts as a liaison with end users to determinescope of project requirements, develop project budgets for review, and requiredproject schedule.

  • Develop project scope, schedule and budgetaryestimate. Presents to end user and otherresponsible parties for approval. Scale of projects identified above (perLogistics Specialists: Evaluates space, furniture and equipment requirementsand makes design recommendations.)

  • Selects design consultant and develops scope ofservices and contract. Administratesconsultant performance, including adherence to project scope, quality of work,and adherence to design schedule. Scale of projects identified above.

  • Coordinates the designs and develops detailedarchitectural and engineering plans in accordance with organizationrequirements and in compliance with applicable regulations (such as ADA andOSHPD). Scale of projects identifiedabove.

  • Works with the contractor to assure paperworkand permits are completed and filled out in a timely manner.

  • Reviews project designs with end users at keyintervals. Obtains approval of design drawings.

  • Presents project instructions andspecifications by providing documentation, illustrations and plans (blueprints)and conducting project "walk-through" with contractors and vendors.

  • Performs quality assurance inspections toensure project specifications are met.

  • Communicates project status and facilitatescommunication between all parties involved on project.

  • Monitors activity schedules, changes toschedules, their causes and budget impact.

  • Initiates “punch” list to address projectdiscrepancies for follow-up and resolution.

  • Compiles and analyzes bids and prepares summaryfor decision support.

  • Obtains relevant permits and reports from city,state and local officials.

  • Submits plans, pulls permits and writesspecifications for new and existing construction.

  • Coordinates the evaluation of existing facilityfor ADA, Fire and JCAHO compliance and ensures follow-through anddocumentation, where applicable.

  • Verifies receipt of services andconstruction-related invoices for payment.

  • Coordinates consultants and assuresinteractions with representatives of regulatory agencies and provides facilitydata and documentation as needed.

  • Maintainsprofessional growth and development through seminars, workshops, andprofessional affiliations to maintain certification/licensure, and/or keepabreast of latest trends in field of expertise.

Basiceducation, experience and skills required for consideration :

  • Bachelor’s degree Architecture, ConstructionManagement or related field.

  • Equivalent experience may substitute.

  • Demonstrated experience (3-5 years) working asa project manager or similar facilities role in a research and / or healthcareenvironment.

  • In-depth knowledge of architectural orengineering design and trades.

  • Knowledge in California healthcare constructionand of JCAHO, ADA, and OSHPD standards.

  • Basic knowledge of contract and procurementprocedures.

  • Knowledge and experience with varying projectdelivery methods (Design-Bid-Build, Design-Build and Integrated ProjectDelivery).

  • Project management.

  • Excellent human relation skills.

  • Foster and promote a positive image andprofessional appearance.

  • Excellent oral/written communication andorganizational skills.

  • Compose letters/memorandums.

  • Develop procedures.

  • Proofread documents.

  • Interview others.

  • Research information.

PreferredCourses/Training :

  • Project Management Institution certification.

RequiredCertification/Licensure :

  • Current CA driver's license and a good drivingrecord for insurance purposes.

Preferrededucation experience and skills :

  • Healthcare construction management.

  • Ability to work in a morgue or morgue settingand deal with related situations.

  • Course in, inventory, economics.

  • AutoCAD and REVIT (current version).

  • Archibus FM.

  • Experience with Primavera or eBuilder software.
